Mortgage insurance vs term life: which protects a newcomer's home better?

Term life, in most cases. The lender's optional mortgage insurance pays the bank, shrinks as you repay, stays with that lender and may be underwritten only at claim time. Term life pays your family a level amount, moves with you when you switch lenders, and is underwritten before issue. Mortgage insurance is optional; you can decline it at signing.

Term life, in most cases. The lender’s mortgage insurance pays the bank a balance that shrinks every month, stays with that lender, and may be underwritten only when a claim is made. A term life policy pays your family a level amount they can use for the mortgage or anything else, moves with you when you switch lenders, and is underwritten before the policy is issued. Sun Life’s comparison confirms the lender’s product “remains optional”, so you can decline it at the mortgage signing.

What is the lender’s mortgage insurance?

Creditor insurance sold by the bank with the mortgage, which pays off the outstanding balance to the lender if you die. It is not the mortgage default insurance that CMHC or a private insurer requires on down payments under 20 per cent; that protects the lender if you stop paying, and does nothing for your family. The bank’s life product is optional, often ticked by default on the form.

Newcomers are offered it at a stressful moment, usually the same meeting as the mortgage approval. Saying “I will arrange my own coverage” is a complete answer. The lender cannot make the mortgage conditional on buying its insurance.

How do the two products compare?

On five points, term life wins four and ties the fifth. The comparison below quotes Sun Life’s plain-language guide, reviewed October 2026.

Point Lender’s mortgage insurance Term life insurance
Who is paid “The money goes entirely to the lender” “Usually goes directly to your beneficiaries – not the bank or mortgage lender”
Amount over time “The benefit decreases as you pay down your mortgage” “Doesn’t decrease over time, even if you repay your mortgage”
Premium over time “You’re paying the same premium for a declining death benefit” Level for the term
Switching lenders “Doesn’t automatically move with you if you change mortgage providers” “Stays with you even if you renegotiate or transfer your mortgage”
When health is checked Lender “may ask for more medical information if there’s a claim” At application; after approval the insurer “won’t ask for any additional medical information”
Optional Yes, “remains optional” Yes

The FCAC adds that a term life death benefit is a “one-time, tax-free payment” to the named beneficiary.

Why does the declining benefit matter?

Because you pay a flat premium for cover that shrinks. On a $450,000 mortgage over 25 years, the insured amount after 10 years is the remaining balance, perhaps $320,000, while the premium is unchanged. A $450,000 term policy still pays $450,000 in year 10, and the surplus above the balance goes to your family.

For a newcomer the shrinkage runs faster than planned: a raise, an inheritance or PR often brings a lump-sum prepayment. Each prepayment cuts the mortgage insurance benefit at once. Term life ignores it.

Why does post-claim underwriting matter for newcomers?

Because the lender’s product often asks few questions at signing and checks the medical file after death. A newcomer has a short Canadian medical history, records in another country and language, and sometimes a condition diagnosed abroad that was never mentioned at the bank. A claim denied at that point leaves the family with the mortgage and no payout.

Term life reverses the order. You answer health questions, or complete a tele-interview, before the policy is issued; see how an e-application works. Once approved, the insurer has accepted the risk. Honest answers at application are the only condition.

What does term life cost against the mortgage balance?

About $30 a month for $500,000 of 20-year term at age 30 for a non-smoking man, $45 at 40, per PolicyAdvisor’s sample table; women pay $22 and $34. We cannot cite a public price for the lender’s product, because each bank prices its own and quotes it only inside the mortgage application. Ask the bank for the monthly premium in writing and compare it with a term quote for the same amount.

Monthly premium, $500,000 coverage, 20-year term, non-smoker, regular health, rates seen Oct 2026 on PolicyAdvisor — verify at quote time:

Age Male Female
30 $30 $22
40 $45 $34
50 $124 $83

Size the term policy to the mortgage plus income replacement, not the mortgage alone; see how much coverage. A policy that only pays off the house leaves a family with no income in a paid-off house.

Can a work permit holder get a term policy for the mortgage amount?

Usually, yes. Most insurers accept work permit holders whose permit is valid at least three months past application. Protect Your Wealth reports Assumption Life at $750,000 for work permit holders, Canada Protection Plan (underwritten by Foresters Life Insurance Company) at $250,000, and several fully underwritten insurers at $2 million or more with a filed PR application. Wawanesa Life’s Foreign Nationals program goes to $2 million; see the hub.

If the mortgage exceeds your status cap at one insurer, the advisor can place two policies or use a fully underwritten carrier. See eligibility for work permit holders.

When is the lender’s insurance the right choice?

Rarely, but there are two cases: when you have been declined for term life on health grounds and the lender’s product accepts you, or when you need cover today and a term policy would take weeks. In the second case, take the lender’s product, buy term, then cancel the lender’s product once the term policy is in force. Confirm the cancellation terms with the lender in writing.

Wawanesa Life’s term plans run 10 to 30 years with renewal to 85 and conversion to permanent cover up to age 71, which outlasts any amortisation. Super Visa Direct Insurance Services arranges term life with Canadian life insurers, including Wawanesa Life and Canada Protection Plan, through a managing general agency; our advisor disclosure explains how we are paid.

Questions people ask

Is mortgage life insurance mandatory in Canada?

No. Sun Life's comparison states that mortgage insurance 'remains optional.' Mortgage default insurance from CMHC or a private insurer is a different product, required on down payments under 20 per cent, and protects the lender against default, not your family against death. You can decline the lender's life coverage at signing and buy term life instead.

Who gets the money from mortgage insurance?

The lender. Sun Life's comparison says 'with mortgage insurance, the money goes entirely to the lender,' while with term life 'the money usually goes directly to your beneficiaries.' Your family decides whether to pay off the mortgage, keep paying it and invest the rest, or move.

What is post-claim underwriting?

Checking your health after you die rather than before issue. Sun Life notes the lender 'may ask for more medical information if there's a claim' and may deny it based on what it finds. Term life asks the questions at application; once approved, 'the insurance company won't ask for any additional medical information.' For a newcomer with a thin Canadian medical file, that difference matters.

Does the premium fall as the mortgage balance falls?

Usually not. Sun Life's comparison puts it plainly: 'you're paying the same premium for a declining death benefit.' Term life keeps the amount level for the whole term, so the premium buys the same cover in year 20 as in year one.

What happens to mortgage insurance if I switch lenders?

It ends. Sun Life states the lender's policy 'doesn't automatically move with you if you change mortgage providers,' and you would re-apply with the new lender at your new age and health. Term life 'stays with you even if you renegotiate or transfer your mortgage.' Newcomers who refinance after PR or a raise lose cover twice.

Can a work permit holder buy term life for the mortgage amount?

Usually. Most insurers accept work permit holders valid three months past application, with caps from $250,000 at Canada Protection Plan to $2 million or more at fully underwritten insurers. A $450,000 mortgage fits Assumption Life's $750,000 work-permit cap and Wawanesa Life's Foreign Nationals program. See our eligibility page for the full list.
